Waterside Farm is arguably one of the finest new houses in south west Scotland. It is an exceptional example of a modern country house finished to an outstanding standard, with a beautiful 18th Century style façade. It was constructed in 1996/7, utilising the footprint of the original 18th century farmhouse and farm steading buildings.
Waterside Farm is accessed by way of a private tarmac drive which leads to a parking area close to the front door.
The house provides extensive accommodation arranged over ground and first floors and is ideal for modern family living. The property faces south with views over the surrounding farmland, Balgray Reservoir and across Glasgow towards Ben Lomond.
On the ground floor, the entrance hall, which has a cloakroom off, opens into the main reception hall which doubles as a fabulous dining room with a 24 place dining table. From here double doors lead into the main drawing room which has exposed beams and a large stone fireplace and again double doors open into the library.
The heart of this wonderful family home is a stunning kitchen and informal dining area which has a glazed bow end wall overlooking the garden and views towards the Balgray Reservoir. There is a recently added sunroom with direct access to the gardens. From the entrance hall a door leads to a billiard room which houses a full size table and beyond is a large study/play room. Also from the entrance hall a further door leads to the pool complex which includes an indoor heated pool, a gym and two separate changing and shower rooms. Finally on the ground floor is a bedroom with en suite bathroom whilst a large room currently used for storage could be used as an additional bedroom.
The first floor accommodation comprises three spacious bedroom suites, each with extensive dressing areas and en suite bathrooms with showers. The master bedroom suite alone extends to approximately 1000 sq ft. A notable feature is the quantity of built in storage space that has been created. The large dressing room could easily form a 5th bedroom if required. There is a spacious floored attic.

The Grounds
The house is surrounded by mature colourful gardens with a variety of shrubs and flower borders which provide a wealth of colour for most of the year. There are three sun terraces, a roof terrace and two built in barbecues providing great opportunities for outdoor living. Beyond the gardens are some useful grazing paddocks which have been let to a local farmer on a seasonal grazing agreement.
There is an extensive garage block for 6 cars which has a tiled floor and is heated. It is currently used as a studio and has a WC, small kitchen facility and also provides useful storage for tools etc. There is a separate store for garden equipment.
